Our business segments

Arlandastad Group is a property development company whose operations are based on three business segments – as well as accounting segments – Property Processing, Property Management and Operations.

The company's property operations include land acquisitions, planning processes, concepts, leasing and construction, all the way to property management. Arlandastad Group owns and operates large, strategically located development projects on almost 8 million square meters of land. The project portfolio has an estimated value of SEK 45–50 billion, with a historical average project profit of over 30 percent.

In property development, the concept development and exploitation of the existing land portfolio takes place. Property development consists of land acquisition, detailed planning work, project development and conversion of existing properties into new businesses. As of 31 Dec 2024, the Group has claimed ten per cent of the potential building rights in Arlandastad and Skavsta.

An example of Arlandastad Group's structured refinement concept is DRIVELAB Stockholm, where a number of facilities and properties realize an area that enables players in the automotive industry to be trained and work for the innovations and solutions of the future.

Property Management

Property management is conducted with a focus on creating long-term sustainable value and stable cash flow. Property management is responsible for the operation and maintenance of the properties, including leases, maintenance, financial management and continuous contact with tenants.

Property portfolio and tenant structure

The property portfolio comprises approximately 190,000 sqm of area, of which 63 percent is located in Arlandastad and the remainder in Skavsta. The tenants are in aviation, hotels and conferences, the automotive industry, trade, service and government agencies, which benefit from the proximity to airports and other communication networks.

Operational activities

Operating operations consist of operating companies in education, meetings and events, as well as airport operations. They create added value for the Group's property portfolio and its immediate environment. The operational activities currently consist of Scandinavian XPO, Training Partner Nordic and Stockholm Skavsta Airport. The operational activities contribute to an ecosystem where the whole becomes stronger than the individual operations and thus attracts new establishments in the area, which in turn means that the company can sign leases at higher levels than before when a district is gradually completed, and that rent levels are normally higher in nearby areas and municipalities. Furthermore, the operations within Operational Operations contribute to more visits to our destinations and the need for ancillary services, which in turn contributes to higher sales potential for tenants and thus higher revenues for the company in the form of higher sales rents.

Scandinavian XPO

Scandinavian XPO operates both the brand and operates as an operator and restaurateur in the new international meeting and event arena with capacity for up to 8,500 people in three exhibition halls. The focus is on creating good conditions and keeping the facility technically, logistically and experience-wise at the very highest international level.

Training Partner Nordic

Training Partner, which has over 20 years of experience in its industry, offers training concepts to dealers and general agents in the automotive industry. Training Partner provides everything from training concepts to event, meeting and workshop premises to test-drive tracks for all vehicle types.

Stockholm Skavsta Airport

Stockholm Skavsta Airport is located near Nyköping, 100 km southwest of Stockholm. Today, there are direct flights to several destinations throughout Europe with the airlines Wizz Air and from April 2023 also Norwegian. The airport has also been designated as an emergency airport. The airport is of great importance to the region's business and tourism industry and the ambition is to put Stockholm Skavsta Airport on the national and international airport map. An airport is a communication hub where natural opportunities arise for a rich mix of meetings between people, services and services.
